    Councils require you comply with treating waste water as per the requirements of the region when your property is not connected to town plumbing. This varies for township and region. This is how sewerage, waste and stormwater is dealt with from your bathrooms and buildings on your land. Commonly known as a septic system with an associated Land Application Area (trenches/treatment area)

    Today septic systems are more environmentally friendly. Common systems utilised include AES – Advanced Enviro Septic or home septic treatment plants (HSTP). There are many restrictions on the use of Primary Systems due to the impact on waterways and the environment (however, they are still possible to use with restrictions and positioning on-site).

    Different Types of Septic Systems 

    Primary Treatment Systems, HSTP (Home Septic Treatment Plants), and AES systems.

    IMPORTANT: All on-site sewerage systems require council approval.

    Septic - Primary SystemsThe cheapest option but often due to site restrictions, not as environmentally friendly.

    Pros of a septic tank

    • More common option.
    • Cheaper to purchase.
    • Much cheaper running costs and do not require electricity to run.
    • Environmentally friendly.
    • Low maintenance requirements (pumping of septic tank needed every 3-5 years).
    • Long-lasting.

    Cons of a septic tank

    • Effluent from a septic system is of a polluting nature, meaning treated wastewater can only be released below
    • If you are located in water catchment areas or coastal areas where discharge may run into waterways, you will not be permitted to install a primary septic system.
    • Can have foul odours if not maintained properly.
    • Poor maintenance can cause soil contamination.
    • Excessive rain can cause the septic trenches to overflow.
    • All systems treat blackwater (toilet waste) and grey water (kitchen sink showers basins washing machines et cetera).
    • Larger area is required to install.
    • Land application area (LAA) can only be installed more than 50 m from a creek drainage, or waterway

    Home Septic Treatment Plants (HSTP) - Secondary SystemHTSPs are an eco-friendly choice that allows wastewater, once treated, to be immediately used in the environment (both above and below ground).

    Pros

    • Unlike the septic system, the HSTP has three stages to treat the wastewater to a higher level.
    • Use a more complicated filtration, biological and mechanical process.
    • The effluent or ‘treated wastewater’ that is released from an HSTP it can be released both above (with sterilisation/chlorination or similar) and below ground.
    • Relatively cost-effective to run.
    • Treats both blackwater and greywater.
    • Environmentally friendly.
    • Suits properties of all shapes and sizes

    Cons

    • HSTPs require more approvals to be installed, as they need both local government approval and chief executive approval (or its equivalent) in accordance with Part 5 of the Plumbing and Drainage Act 2002 before they can be installed.
    • HSTPs require servicing in accordance with their State Accreditation Approval (it is suggested to enquire regarding servicing charges when looking at installing an HSTP).
    • More expensive to purchase.
    • Higher running costs and maintenance due to replacement of pumps and aerators and require electricity to run (often 24 hours a day seven days a week).
    • Requires a maintenance regime every three months at a cost for the life of the system.
    • Can only be installed more than 30 m from Creek, drainage or waterway

    Advanced Enviro Septic (AES) - Advanced Secondary SystemThe most popular system. Environmentally friendly and a cost-effective option.

    • Price similar and competitive with standard primary systems (above)
    • Land Application Areas (LAA) can be located as close as 10m’s to creeks, drainage or waterways (depending on the soil type)
    • Low maintenance costs (generally requiring only pump out of the septic tank every 3 to 5 years)
    • No other ongoing maintenance is required provided the system is operated as per the enclosed instructions
